Encompass, Colliers Join Forces to Serve Corporate Real Estate Market

HOUSTON--(BUSINESS WIRE)--April 8, 2002--Encompass Services Corporation (NYSE:ESR), the premier provider of facilities services solutions in the United States, and Colliers International, a leading global real estate services organization, have formed a strategic business alliance to provide an expanded range of professional property solutions for corporate real estate clients.

Encompass offers a single source for construction, engineering and emergency support for mechanical, electrical, plumbing, voice/data, network solutions and custodial services to commercial, industrial and residential customers from coast to coast. Colliers is one of the largest global real estate firms, managing 465 million square feet of property internationally. Together, the two firms will offer corporate clients "one-stop" delivery of totally integrated real estate, brokerage, facility management support and operational services.

The extensive market coverage of Encompass and Colliers will permit the alliance to deliver services on a self-performing basis through its own personnel. "Clients with multiple locations across the nation need only to make one phone call to develop a solution to meet all their real estate and facilities operational needs," says David Bowden, executive managing director of Corporate Services with Colliers.

Real estate portfolio-oriented services provided by Colliers include:

-- Site selection, acquisition and disposition

-- Transaction coordination

-- Development services

-- Financial structuring

-- Portfolio management

-- Rent, operating cost and property tax audit, verification and

payment

Facility-related services provided by Encompass include:

-- Facility management

-- Facility staff assumption and management

-- Energy management audits, retrofits and demand side programs

-- Engineering, design, construction, repair and maintenance of

mechanical and electrical systems

-- Technology consulting, design and installation of

communication and network systems

-- Janitorial and custodial services

David Koester, vice president of Business Development with Encompass Business Solutions, explains the opportunity: "Corporate America continues to move to single outsource providers of real estate, facility management and operational services to help improve operational effectiveness and take advantage of economies of scale. Encompass has the technical expertise and Colliers offers real estate marketing success to offer the best possible `value solution' to corporate clients."

Bowden believes that the wide geographic coverage offered by Encompass, with 32,000 employees nationwide, will truly complement the real estate services offered by Colliers, which has more than 8,900 professionals in 255 offices in 51 countries. "This relationship will permit us to deliver on-the-ground, highly reputable, facility services in support of our e-business-based corporate real estate services. We expect the arrangement to be of particular value to clients that want to outsource more occupancy responsibilities in order to concentrate on their core businesses."

Research shows that companies can reduce their operational costs by as much as 25 percent through total outsourcing of facility support functions. The Encompass/Colliers alliance provides onsite management of a client's facility operations, maintenance, repair, capital budgets and staff. In addition, the alliance will provide clients with utility audit and resource management solutions to help lower costs and improve facility operations. Long-term maintenance and capital improvement plans offered by the alliance will maximize facility and equipment service life.

Customers will benefit from Collier's Web-based technology for real estate portfolio management, which will be linked to Encompass' Computer Maintenance Management Systems and Customer Call Center for tracking facility maintenance work, service requests and operational costs.

"Through this alliance, our customers will get unsurpassed technical support for day-to-day operational issues and expertise in real estate management services for managing their portfolio of properties consistently and efficiently," Bowden adds.
