It still is here but listing inventory is starting to build.
When pople cannot afford, they simply will not buy. When carrying costs becaome to much they will have to sell.

Strangely enough, it's not material costs that have been driving prices up that much. More due to demand caused by money movement out of things like stocks and tax free money generated by tax cuts. Tax cuts are proven inflatinary. When people get "found" money they tend to spend it. When they buy housing they typically buy right up to and eceed their limit hoping their income will grow into enough to make the payments. If that doesn't happen...oops...
One other thing. One thing that accompanied the depression in the 30's was the difference between the haves and have nots expanded greatly. This is currently happening in housing.
