$100-$120 psf including soft costs, net land cost is probably closer. I'll look it up at the office. % & level of clean area is important to know, along with office/lab. Does anyone know if a site has been selected or an area? If so I can get approx costs. As to financing - the options are tremendous. There are ways to keep it off balance sheet & keep the depreciation. There will probably be little up front impact on lgnd. One of those will be the architechual fees. If they are going through the full design work it will be site specific and my guess is that the final decision has been pretty much made. Too expensive to be an excercise. As to the clubhouse. I can usually tell by the 1st line if it is something that I want to read or just babble (excuse me I meant "off topic").
