What you say works well on the upside, but not in the downturn like we may be having in some places, at least not for business owners like myself, who could have a double-whammy of declining luxury home prices and declining income. This happened to an acquaintance who's in jeopardy of losing his $2 mil home.

Instead of building a large house for myself this year as I had planned, I'm building a smaller house first, to be used as a guest house if things pick up, and as rentals I'm sticking with 2 and 3 bedrooms instead of larger ones.

What you say about location I agree, is important in either fat or lean years.
