Also, a large amount of real estate activity is actually folks 'cashing out' of their homes... to do what, who knows.

This brings to light an interesting point about housing as an asset... supposedly 'illiquid'... the easy credit and a cheap appraisal [simply comps] makes real estate anything but! Finance companies basically allow you to sell your home [take the cash out] when ever you want based on one sale down the block... and millions are doing it.
