be the second or third lister who now has a very humble seller willing to do what it takes to get the place sold. You just described the situation of the seller perfectly that I bought my present house from and why I got such a great deal. They over-priced it, tried to sell it themselves, wouldn't do what they needed to do to get it sold....the third agent and two years later they were convinced they had a dog no one would buy and were willing to do anything the agent told them. She sold it to us within a week because the price was perfect.
