RE:"So you think I will be able to negoitate 4%, then that would be split 2/2%? Last time I bought it was 6% split 3/3%"

You can negociate the commission. 6% is about what is traditionally charged but it can depend on a lot of things.

The split is really a non concern for you. My experience is that 4% listors will split 1:3 or sometimes 1.5:2.5 where the 3 and 2.5 is the other brokers participation. Of course some brokers don't like taking 2.5% but in this market of skyrocketing prices that still looks tastey.

Most people believe that if they pay a larger commission or go with a large name brokerage that their house will sell better and for more money. This is not necessarily the case.
Many discount brokers can offer the same or even better service because they have less overhead for instance.
The important thing to know is that your house gets into MLS and on various web sites such as Realtor.com where millions of web surfers can access it.
