this RealEstate equation is extremely stubborn, but will bust
I still hear of middle class folks hoping to lock in these low rates
actually mortgage rates are still trickling downward

the demand side will not weaken until either or both happen
- many more layoffs
- at least 1.5% rise in mortgage rates

as price inflation sneaks in during the dead of night, interest rates will rise in a puzzling fashion soon
and foreigners will help this along with some TBond selling
this is the phenomenon that I await

slowly rising rates will usher in two things:
1. mortgage rates will slowly rise, stemming value appreciation of RealEstate
2. corporate profits erode further, triggering layoffs

the slow decline of RE will keep the recession ongoing and constant
and will ensure continued USdollar decline for a couple years
AT LEAST

Richard Russell's words have stuck with me overnight
he expects a full & complete liquidation process
all things associated with debt will succumb
including RealEstate

my Daytona buddy has the best solution
he is about to sell his townhouse, then buy gold stocks
and move in with his girlfriend's townhouse
her place has a pool
