Other than home owners who is investing in the housing market. No spec building around hre. If you want a commercial construction loan you have to show the banks 100% leased footage. Where is the bad scenario concerning people buying homes at premiums when that premium is offset by the low interest rates. I am not sure what you see as the threat of RE bubble. Everyone needs a roof over their head and those that are employed now are the survivors of the cuts so they will have no problem paying the mortgage. What is this big threat? This is not 1988 by any stretch - no spec building going on.JFD
