The government statistics I quoted are based on re-sales and mortgage refinances, not the whims of appraisers. And the appraisers are probably looking at "desert" properties <g>.

You are free to agree or disagree, but it's not worth any more of my time. I was just responding to your drive by post. Austin and the rest of Texas could fall off the map, for all I care.
