OT: Real Estate Bubble update:

Talked to a very reliable associate yesterday in the Denver metro who indicated that while prices have been generally stable, listing inventory has shot up significantly in the last 12 months. Approximately 7500 listings in Denver metro in mid 2001, approximately 11500 now.

Inventory precedes price; Denver has a history of boom & bust. Used to be a one horse town (energy); now a two horse town (energy & tech). Prices have nearly doubled in Denver in the last 4-5 years as new construction was near levels last seen in the early 1980s. Denver experienced a Real Estate bust in the mid to late 1980s, if I recall correctly...
