Just to nitpick a bit, I don't think buying a DB over the actual REIT "eliminates" the downside. Agree that the DB does enjoy some preference if things go bad.

Also, the few times I've bought DBs the transaction fees were pretty high, particularly compared to online purchase of units or shares. Have fees decreased for DB transactions? I'm with TDW in Canada, but haven't done any DBs for a long time.
