funny you mention Duck NC, that is my primary beach fave as I rode my bike on a nice little 25 mile trip in June, I marveled at all the $500k houses I call many of them disrespectfully "monuments to themselves" a fellow told me their value had risen 25% in 12 months to which I countered "I think they will be up for sale at $400k before 2004" I was unaware of 110% mortgages I just want to rent at KittyHawk BeachClub condos and timeshares if Puplava is right, an utter disaster in real estate awaits it is difficult or impossible to convince anyone of serious sea changes, or even changes in the wind only when mortgage rates go over 7.5% will anyone be concerned but as mg rates rise, values will flatten and stall then layoffs and TBond selling finishes off the RE sector I will keep posting, got nothing better to do in my shallow life / jim
