San Diego County housing prices didn't burst like a bubble last month, but instead swelled to record proportions.

The median price of newly built and resale houses and condominiums jumped in July to $333,000, a whopping 24.7 percent increase from a year ago when the median price was $267,000, La Jolla-based DataQuick Information Systems reported yesterday. The price rose $10,000 from the previous month's $323,000.

The median represents the midpoint of all sales, with half of the county's homes selling for more than that amount and half selling for less.

DataQuick analyst John Karevoll called the July increase "clearly unsustainable" because prices cannot outpace household income growth for long. He predicted that this fall will bring a slowdown in price growth.

"The San Diego numbers are strong, stronger than anywhere else, but not worth 25 percent appreciation rates," he said.<<
