Well, there is a lot of confusion here, you said that you bought it for 105K and sunk 20K into it and it was worth 370K, now today you say you bought it for 105K, sunk 30K into it and it is worth 270K. Seems either you are lying or don't know jacksheet about what is what. And where is the lie in what I said? My educated guess is that the second set of numbers is the correct set. Measuring by that not counting suck costs (interest) your annualized return is about 4%
