LOL...I don't think anyone will EVER consider real estate in my area of the country to be a "bargain at the bottom".

That's what happened at the end of the bubble....buyers kept trying to lowball sellers and get even better bargains because they didn't recognize a bargain when they saw one, while other buyers stepped in and scooped up the houses.

And no one who has ever moved here from ANYWHERE EXCEPT CALIFORNIA considers this place a bargain. Sticker shock lost me a lot of good relocation buyers who decided to stay in their own hometown after they saw what it would cost to live here.
