Here's a direct answer to your direct question about whether I'd "encourage" someone to pay $369K for the hovel you posted....

I don't know anything about the property you posted,
and I can't sell property I've never seen in a state where
I'm not licensed to a hypothetical buyer I've never met.

Of course, this answer won't suit you, because you want a yes or no. Depends on the property and depends on the buyer.
