I don't know about Hawaii, but Tahoe is being fed by the stream of refugees from SF Bay Area/Silicon Valley, along with the strip from Sacramento eastward.

There are still deals, according to my r.e. friends, but you have to look for them, and it helps if you are willing to make improvements, or get the land and put up a home. Some manufactured-home dealers will do the whole job, once you've found a lot or land.

I've got property an hour or so west of Tahoe, and saw an unexpected (to me anyway) growth in demand along Hwy 50 corridor, 80% of which seems to be from either the Bay Area or L.A.

I have no clue but jimo the prices should level off this year after such a run-up the past 2-3 years.
