Since they didn't that means there are big problems brewing under the surface<< you got the second part right, but the first two "strong appreciation and VERY accommodative lenders" should be considered contributing factors, not ameliorative. part of the problem is servicing the debt load. (obvious in the case of foreclosure) very accommodative lenders add to that problem.
