I can get 80% loans on rental property, Elroy, from Washington Mutual and Citibank.
Further, once I improve a property I end up with 100% loans more often than not.

How much more than 100% financing constitutes over-leverage in your opinion? (smile!)

The real estate agent, I referenced who lost it all, only used 80% financing. Mix 80% financing with declining property values and rents in the early 1990's and he was toast. Wise rental property investors use down-payments of 35% to 50%. The neophytes just haven't seen the down-cycles yet.
