I'm not exactly sure, but seems like the prices haven't really climbed in the last 2 years, not in the real sense anyway. We had a slight slump in prices in the SV RE in 2001, and then the slump was over. The value of our house went down by around 50K last year, and is now back to its March 2000 levels....so it appears that the property is worth 50K more than it was last year.

One school of thought is that the RE may not exactly crash in a big way in this part of the world. Rather, it may remain stagnant for coming years. This may have the effect of balancing out the rapid %age rise of the past few years. Or, it may fluctuate in a tight range, down by a few percentage points and then back up, kinda like its been doing for the last 2 years. Seems like a reasonable speculation - after all this is California ! ;-)
