re: Where are you getting sales are at there lowest level here in ten years. Can I access that data without paying a fee?

Just a few articles I've read- some are looking at regional or county statistics, those are the worst for me since I am in SV. I believe other CA areas like Monterrey or San Diego are holding us up.

August lowest home sales since early 90s- this appears to be City of San Jose
Prices Dropping!
According to the House Price Index released by the Office of Federal Housing Enterprise Oversight (OFHEO),
out of 185 metro areas monitored, San Jose was the only one with a year-over-year price decline. This is for the second quarter.

O.K., so tell me something I don't know. Home sales dropped below 1,000 units in August. Our records go back to 1994 and home sales have NEVER been below 1,000 in August. Can we say "buyer's market!"

This one is for the 9 county region, sales are better but my guess is the lower priced peripheral counties are covering up for the standstill in the expensive areas-

The Santa Clara County market has slowed, according to a number of indicators. About 4,800 houses and condominiums are on the market this week, up from about 4,400 in early August -- and this is at a time of year when the supply of homes is typically decreasing, Calhoun said.

DataQuick's report for August showed that 6,673 houses sold in the nine-county Bay Area in August, up 3 percent from a year before, but down 9 percent from July. The median price of a single-family home in the Bay Area last month rose 13 percent from August 2001 to $437,000.

``Less people are coming through, and when I drive around the neighborhood I see the same for-sale signs up that have been up,'' she said. ``I don't see a lot of movement in the market right now.''
