re:farmland in Athens, GA.

LOL! I know a little about real estate in Athens, GA.

Just returned from there and from Atlanta this week....watched UGA Bulldogs win a football game in Athens and the Braves win a baseball game in Atlanta.....Sold a house owned by a relative in Athens last year. Considering a move to that area myself sometime in the next decade.

Athens bears no resemblance to a *farmland* community.

More like an overcrowded urban area where good locations are scarce and home prices are incredibly high (compared against those in the Wash DC area for example--they almost seem the same, which is amazing to me.)
