Steve,
PSA is among the best quality of the Public Storage sector of REITs. I think it is down 20% from it's high since the FFO dropped suddenly in this last quarter and the FFO growth is not exciting for the next couple of years. The entry to competition is not good for this sector, as it doesn't take too much capital to throw up storage mini-warehouses if you can get a location, but they are less prone to economic cycles than any other sector, with the possible exception of manufactured housing.
I will nip at some of PSA under 30, and take a large position if it gets near 25.
The dividend is very safe, and they seem to keep a strong asset sheet with low debt ratios. I haven't looked closely for 2 years, but this was the trend for the previous 12 years that I followed the company.
