I had the pleasure of visiting your lovely town a month or so ago. I hadn't been there since I was a kid. What great weather you enjoy down there.

I had dinner with a friend up in Poway(sp?). They had a beautiful home that they built 5 years ago for $550k, the very similar home across the street just sold for $1.2 mil. You may have one of the most explosive markets around. If we get a second dip into recession, or worse...it could get really ugly. When I stood on the deck of my buddies home overlooking literally thousands of new homes that have built over the last few years.......I just wondered how can there possibly be enough high paying jobs out there to sustain all of those huge mortgages.

I see the same here in Seattle, on a slightly smaller scale.
