Good points.
The important thing is if the fed raises interest rates before inflation or as a result of inflation.
The 1st is damaging for REITs, the second situation will have the lower yield offset by higher FFO and earnings and eventually dividends.

Meanwhile, extremely low long term interest rates, mean low mortgages, which mean that many 1st time homeowners can meet the criteria and move out of apartments, so this sector may experience some intermediate damage for 3-5 years. Some of this is offset by lower mortgages when they refinance.
