i've done rent vs. buy calculations for my son in la several times over the past 6 months and the bottom line has always been "rent"...when considering his particular variables....and despite relatively high income.

Thats the south though right? In N Ca its getting interesting for buyers here. A builder just put a ton of upgrades into a home near me and is trying to sell for $700s. Houses in that area go for the 6's (and dropping). He tried the typical upgrade and tack on $100K ploy which worked in 2000. I suspect he ends up selling that house for mkt rates and whoever buys it gets a brand new kitchen, bay windows, hardwood floors for free.
