"Drive-by appraisal" -- Nothing like an in-depth analysis. This is what happens when there is no fear of liability being assigned back to the appraiser if they fudge the valuation, or maybe doesn't even do one at all.

Ever wonder whatever happened to that kid in your high school who never got past grade 10? He appraises RE now....
