Jim, I was in NYC this weekend. Talk of 5 billion dollar deficit. Talk of raising property taxes. This would be more expensive for individuals and businesses. I think NYC is probably not going to be a growth area short term, nor offices in particular. I believe that RA has a convertible preferred as well as another class of stock. I think the convertible preferred may be the safest play with most of the upside potential. Richard
