Tradelite: My 6 1/4%was for 30 years no points, although there would be about $600 closing costs(estimated). Of course I can get a lower rate with 15 year mortgage or paying the points you mentioned. My original question was did the 50 basis point reduction in treasury rate have a downward pressure on mortgage rates that I could take advantage of. My other problem is what to do with the money as my way of thinking is that we are do for big inflation problems and I will be paying this mortgage off in cheap dollars. As a double whammy I was going to invest some of the funds in I series Saving Bonds (I series is tied to the inflation rate on maturity) except that just this month they reduced the fixed rate of return to 1.6% instead of the 2% they had before Oct. 1.
