I don't either, for the same reason you mentioned. It's a convenient term, but not an accurate one.

As for FSBOs, they were out in force when the market was hot the last two years. I don't know how many actually succeeded. I'm sure there will be a few more around trying to save money on selling their homes if times get real tough and their homes have lost value. Then, if the market stays tough for quite a while, the FSBOs will disappear altogether and will be fishing around for a broker to help them out of their jams.
