That's not the "crux of the matter" at all. It takes TIME TIME TIME to learn enough about a property (features, easements, potential legal pitfalls in the title, special assessments coming down the pike from a homeowner association, yada yada) before it can be presented to buyers.... and it takes TIME to work with prospective buyers and their agents to determine the buyer's ability to pay, as well as to address other concerns of both the buyer and seller in a responsible way which represents everyone's best interests.

Underestimating the time involved in selling or buying a home is very common. But the same people who do this think nothing of paying a plumber for HIS time to investigate where the leak is coming from, or a doctor to investigate and diagnose where the pain is coming from. These people seldom question the fee involved for the time or expertise involved, either.
