Hi Auti.. :~) I should be sailing as you know, but will be climbing in some mountains this weekend.. can't figure out why my best laid plans go astray. Hope you've been well and taking money away from the market. Nothing more frustrating than watching would be profits evaporate, so I've made a policy of sacrificing the small comission costs to take money off the table when in doubt. One can always play the game better the next day... and with fewer wishing and could'ovs. Has the housing market turned postitive in your area... above where it was a few years ago? That's such a nice part of the country. Do you have a roster of possible plays looking like they will move? Jim
