S G -- the divs may rise when interests rates do. Still, 7% with the tax bennies is nothing to sneeze at. I keep a little of this and HCN. I picked up SNH on a dip awaile ago too. I used gains to add a few K shares of HYF around 3.8 recently,, but must know that one is not for the weak of heart,, but the others make it easy to swallow.
