What do you think about retail situation? I see that $100 Billion of coming refi money may buoy consumers for a while. Do you think this is not the last massive refi campaign? I think it is because FNM beginning Feb 1,2003 will charge higher interest for cash out refi. Folding 2-nd mortgage into first will also be considered cash out.
