From what I've seen down there lately they have the Gringos number and it's grossly overpriced in desirable areas.
Many gush over the idea of owning beachfront until they find out about the zona federally which doesn't necesarily transfer to the new owner. Which means that the buffer between you and the beach is pubic and who knows what happens. You have to re-apply for the new zone.
