With children leaving the nest, boomers need less space.
In my neighbourhood in Toronto, many 'kids' 20 to 30 somethings are staying home. They have cheap rent, nice home, buy a nice car.... so I think that delays parent's downsizing... and the corrollary is.. The 'kids' aren't out looking for a 'starter' home either. I don't think it's the same today.

I was gone gone gone @ 17 and never looked back, sure I visited, but freedom in the early 70's, downtown Montréal, life was sweeeeeet...
