OR, during recent refinances of my homes, I dictated what i wanted to see for valuations. not surprisingly, my attempt to dictate the numbers downward for replacement value to my insurance company failed.

The insurance companies are cleaning up right now. Chubb, Fireman's and Aetna have 230/sq foot replace costs on homes in my area right now. Any upside in materials is tacked on top.
