FWIW dept, Richard: I heard from one of my best friends still back in the Kansas City metro area foreclosure business last night. He's still doing a land office business in selling off homes and said also: "there is a marked increase in his caseload as senior foreclosure officer--150 NEW cases just since Nov 1 02 alone." So the refi/real estate mania is bursting with gusto...just as we all feared. The debt in this nation needs to be wrung out somehow...which is why deflation is being permitted. gold & platinum _ tutor
