hmmm you know the more I think about it, the more I think real estate, specifically residential real estate in the US is more of a scam than the stock market without options expensing (this is assuming you believe unvested options are an expense, for the purposes of this argument lets assume its true).

Real estate-
- artificially inflated due to tax laws which favor the industry, mortgage deduction and capital gains exclusion 500K
- in California an additional, even greater scam of proposition 13 which makes it attractive to hold on to property forever, a sort of pyramid scheme which adds to the wealth of the long time owners vs. the younger newcomers
- home equity loan deductibility for some expenses
- 401K ability to draw down against home purchases

All this junk makes real estate into a giant ponzi scheme in the US... nonetheless you don't hear much outrage from the "due diligence" crowd, why is that?
