I think a ponzi scheme implies no fundamental demand.

Primary housing market is based on household formation and supply. People have to live somewhere. There is no artificial demand in primary housing. As long as there is a shortage (which there is) rents (the real measure of housing cost) will continue to escalate. That escalation, compounded stable mortgage rates and the public policy of encouraging home ownership drives a rational person to ownership.
