Bob,
I usually stay away from the energy partnerships/trusts and the mortgage REITs as I don't have more than a superficial understanding of what makes them click. If you want to study a chart, DOM seemed to go up strongly before the dividend and then drop 5-20% afterwards. I haven't followed it in 2-3 years, so I don't know if the pattern still holds. I successfully shorted this one time, but I felt like I was at the tables in Vegas.
I am very conservative in nature and usually only trade if I think I am more than 90% likely to make a profit. (Of course I think every investment will be profitable at the decision point, or I wouldn't make it).
