ild, yeah, it is crazy. my fam has had similar appreciation, though it took a year longer - but our place is a home and 70% larger.

people will pay to live in certain areas - that's not the question.

the question is, can they pay, even if they want to.

with starter homes at $300k, i don't see a starter owner affording that.

the big question mark comes when rates rise. r.e. prices will get torched, imho. it might be a while, but the time is coming.
