Hello Dennis,
I'm in Chicago and looking at refinancing. I do expect to stay in my home between 5-10 years, maybe more. Current rate is 6.75.

Rates are 5.75 for 30yr fixed, 5.5 for 7yr balloon, 4.75 for 5yr ARM. No points or closing costs.

Since I see you refi-ing quite often, I thought I'd get your opinion. My chief concern with the short term is if rates go higher after a few months, thus the long term rate will never be this low. Suggestions?
