Oh yes, not to forget the massive real-estate bubble.

Nope, wrong again. Robert Shiller, who called the bubble in stock prices, did a study showing that taken by region, most residential real-estate price anomolies are in areas where construction was limited by other factors and as a whole there is no bubble.
