I have never bought the deflation nuclear winter doomsday scenario. I really do not find anything except tech stocks getting cheaper.

But guess what else goes up in inflation besides gold and commodities?

Real estate

I do not buy the real estate crash scenario. I guess many real estate markets are currently overbought and we may be due for the equivalent of a stock market correction.
But a corollary of the above scenario is a weaker dollar. Many well to do Europeans, South Americans, and probably Asians would love to buy some US real estate. If you have real estate in areas attractive these groups, then any downward move should be cushioned by foreign buying.

So I believe in the long term future of Miami and Wahington DC real estate. This just happens to be where I own property.

To me it is interesting to note that my high end house in DC (Georgetown) just rerented itself. I have been renting to members of the Italian embassy. I have just gotten a nice rental increase. As they think in Euros, I do not believe they really even felt the rent increase. They are also very interested in buying and I am sure they will offer me a nice price one day.

As an addendum I would say that dealing with Italians has been a pleasure. Italian has become my favorite culture and language. Italians are optimistic and emphasize the positive. They seem to remember WWII and have a general affection for the USA.

Anyway I could go on forever with this OT ramble
