there are far too many assumptions that go into that number. it would take a very minor tweak to turn it into +150k. regardless, whether it's enough or not to sustain 20 years of playing golf in FL is a seperate isssue from whether or not they have a pile of cash/cash-equivalent lying around. as long as they do, that's potential fuel for renewal. don't know where you've been, but the discussion about correlation between demographics and the stock market has been discussed ad nauseum. i used to think it was an issue, but since this thread has convinced me stocks are going to Zero long b efore then, there won't be an imbalance of sellers because there won't be anyone with anything worthwhile to sell.
