P.S. I just thought you've found 6% guaranteed somewhere. Pretty close. I've got a clever little beastie of a private (debt) financing instrument that's giving me 2% per month on short-term debt collateralized 125%, and my DD sets the value of the collateral. And companies are willing to pay 'cause I can show 'em a positive cost of carry (i.e. they are better off dollar for dollar after lending me money and paying this crazy rate than if they didn't). I figure the world runs on enlightened self interest. John
