Dennis I'm still here doing my thing... re NLY, I would keep a close eye out on FRE and see how that shakes out before I made any commitment to NLY or other mortgage backed REITs however, I do exactly what you suggest, buy after the announcement, and hold until I "capture" the dividend - you could hold until ex-div and you might get some appreciation that way too. but as I said, until you find out why all the top brass at FRE resigned, you might not want to buy NLY...
