I'm refinancing my mortgage today, and I see that my property tax increase this year is 2/3's of the mortgage savings I'll realize. My car tax increase this year takes care of the rest of it. Hopefully I can refi next year at 3.5% so that I can take care of next year's local tax increases, too.
